Tips for Winterizing and Maintaining Your Luxury Vacation Home During the Winter.

Fall is upon us which means winter is right around the corner (sad but true). However, there are still plenty of activities to enjoy during this time of year here at the lake. This is the perfect time of the year to enjoy golfing at one of our many premier golf courses, attending the various festivals in the area, or visiting one of our local wineries. The beautiful colors of the changing leaves at the lake are a can’t miss opportunity!


With Fall here, there are some things to consider to maintain your luxury home at the Lake of the Ozarks before the cold weather hits the lake.

Here are some tips to help you prepare your luxury home at the Lake of the Ozarks while you are away.

You might consider hiring a property management team to maintain your vacation home. The lake has companies that offer services including, but not limited to vacation home cleaning, pest control, lawn care, and more … things you won’t have to worry about while you are away.

Invest in a home security system that allows you to view your property from any location. Modern security systems allow you to remotely monitor what’s happening in your luxury vacation home from your phone or mobile device when you’re not there. Depending on your personalized system you can monitor cameras installed both inside and outside your home, as well as control thermostats, and set up individual keyless entry codes for those who need to come and go to maintain your property.

 If you prefer to winterize your property yourself, it might be a good idea to have a checklist. Check list items to include:

1.     Indoors

  • · Making sure your heating system has been serviced and inspected.
  • · Having your chimney cleaned.
  • · Store bedding and towels in a dry area or containers.
  • · Remove perishable food from the home.
  • · Defrost and clean refrigerators/freezers and leave the doors open (if you plan on not returning until Spring).
  • · Make sure the oven is clean and the door left open.
  • · Test smoke detectors.
  • · Leave cabinet and dishwasher doors open to prevent mildew.
  • · Make sure the washer and dryer are clean and dry and doors left open.
  • · Turn off water (unless home has a sprinkler system).
  • · Open faucets after turning off water.
  • · Flush toilet and cover with plastic wrap for protection.
  • · Pour non-toxic antifreeze into toilet tank and toilet bowl so remaining water doesn’t freeze.
  • · Close drains in sinks and bathtubs.
  • · Make sure floors are and swept and vacuumed.
  • · Set thermostat to 55 degrees.
  • · Lock windows and doors.

2. Outdoors

  •  Check the roof for any obvious damage.
  •  Remove any trees or limbs that could become a hazard.
  •  Make sure gutters are clear of debris.
  •  Shut off any outdoor water supply.
Don’t forget these winterizing extras:
  • Take all valuables with you.
  • Activate the alarm system.
  • Suspend or forward mail service.
  • Tell the local police department the property will be vacant for an extended period of time and give emergency contact information.



Don’t forget the garage!

Cold weather can wreak havoc on items left in a garage so make sure you have your garage winter ready.
  • Make sure the garage floor is clean and free of debris, while at the same time checking for any cracks or evidence of pests.
  • Install shelving so items can be organized and moved off of the floor.
  • Ensure that the insulation is intact and replace old weather stripping if necessary since it can shrink over time Check windows and doors to make sure they are sealed properly.
  • Store cleaning supplies and chemicals in temperature-controlled spaces such as a cabinet to prevent freezing. Cold weather can cause certain liquids to expand and contract and possibly shatter their containers.
  • Tools should be kept in a toolbox or well-sealed drawers to prevent moisture and the possibility of rusting.
